Kittery House Overview
Kittery House is one of those rare places that immediately feels extraordinary. Set behind private gates and commanding an unrivalled position directly on the waterfront of the River Dart, this remarkable historic house offers an exclusive opportunity to experience one of the most distinguished homes in the area, a property that, until now, has never been open for guests to stay.
Approached through its private gated entrance and surrounded by more than two acres of beautifully tended gardens, Kittery House sits peacefully in its elevated setting, with sweeping views that shift with the light throughout the day opposite beautiful Dartmouth. From early morning coffee on the terrace to golden evenings watching the boats drift along the water below, the sense of space, privacy and quiet grandeur is ever present.
Stepping inside, guests are welcomed into a truly magnificent entrance hall, a grand and atmospheric space that sets the tone for the entire house. At its centre, an exquisite staircase rises elegantly through the hall, while a large open fire creates a warm and inviting focal point. It is a spectacular room in which to arrive, greet guests or gather for drinks before dinner, offering a perfect blend of historic grandeur and relaxed hospitality.
Inside, the house is both impressive and wonderfully welcoming. Elegant reception rooms offer a variety of spaces in which to gather, unwind or simply enjoy the view. Separate lounge areas allow guests to come together or retreat for quieter moments, while the generous proportions and historic character of the house create a sense of timeless comfort throughout.
The bedrooms are exquisite and wonderfully spacious, comfortably sleeping up to 13 guests, each offering its own individual character and outlook across the gardens or river. Grand in scale yet restful in atmosphere, they provide a luxurious retreat at the end of the day. Many are accompanied by exquisite private bathrooms, one with a dressing room, all thoughtfully designed to combine indulgence with the charm of the house’s heritage.
There is also a discreet private single bedroom with its own ensuite shower room, ideal for a nanny or additional household help, allowing families and larger groups to enjoy their stay with complete ease while ensuring everyone has their own comfortable space within the house.
Kittery House also offers a number of exceptional private amenities rarely found within a holiday home. Guests can maintain their routine in the private gym, relax and unwind in the sauna in the master suite, or simply take time out in one of the quiet sitting rooms with a book and a view across the water.
The house lends itself perfectly to entertaining. An additional separate dining room overlooking the river provides a spectacular setting for long, memorable dinners, perhaps prepared by a private chef for a truly special occasion. In warmer months, the Italian-styled covered terrace becomes a natural gathering place, where relaxed barbecues and alfresco dining can be enjoyed while looking out across the gardens and river beyond.
Beyond the house itself, the two acres of landscaped grounds invite gentle exploration. Meander through the tended gardens, find a peaceful corner in the lookout to sit with a book, or simply pause to take in the commanding views across the Dart. For quieter, more intimate moments, the private riverside pod is the perfect spot to enjoy a sundowner, taking in the breathtaking views as the day turns to evening.
The gym features a games area where guests can enjoy a little friendly competition on the ping pong table, while outside the expansive top lawn provides the perfect setting for a leisurely game of boules on a summer afternoon. Whether it’s laughter over a game, children playing freely in the gardens, or simply enjoying time together in such beautiful surroundings, the house offers countless opportunities for memorable moments.
For larger gatherings, Kittery House offers the unique possibility of including additional houses within the estate for total privacy and exclusive use of all areas, allowing extended families or groups of friends to stay together while still enjoying their own space and privacy.
Whether for a grand celebration, a special family gathering, or simply a private escape in one of the most privileged positions in South Devon, Kittery House offers an experience that is both rare and unforgettable, the chance to stay in a remarkable private home where elegance, history and breathtaking surroundings come together in perfect harmony.
