This beautiful property is perfect for up to four guests. Nestled away along the highly desirable Beacon Road in Kingswear (on the banks of the River Dart) the views are utterly glorious from every level.

Entering the house from street level into the garage and utility area, the magic awaits as you walk through the inner door to the top of the gorgeous wooden spiral staircase.

Take a deep breath, because here you will find the immaculate master bedroom (super king) with sensational views through the sliding glass doors, and the incredible wrap-around glass and teak decked balcony. This is the perfect spot to sit with a book or drink in those views. Or just imagine sitting with a cup of tea in the morning taking in passing sailing boats, the view across to the Dartmouth Castle or further out to sea.

Descend down the wooden spiral staircase to the ground floor and there is a second bedroom (super king) which leads out into the garden area with a rattan sofa to relax on plus matching chairs and coffee table. The bedroom has an en suite bathroom with large marble bath and walk in shower.

The open-plan kitchen, dining and seating area will be a great hub of both entertaining and relaxing, and there is a stylish wood burner that will keep you warm on cooler nights. The huge glass windows slide back to let you enjoy an al fresco lifestyle, and lead out to a sensational decked balcony with outdoor dining table and chairs, plus a couple of sun loungers to catch those rays (or 50 winks).

Everything is on your doorstep and conveniently situated. It is a short walk to the characterful Lower Ferry which takes you quickly to the bustling town of Dartmouth on the opposite side of the river, either on foot or by car. From there you can explore the many shops, visit the historic castle or embark on a scenic river trip. In Kingswear itself, there is a busy Marina, post office, local shop, café, two pubs and of course Kingswear station for the historic and scenic steam train journey to Paignton. The village is a Mecca to the sailing community, with the River Dart being a superb natural harbour, accommodating several marinas and deep-water moorings and the village is the home of the Royal Dart Yacht Club, hosts of the annual Royal Regatta.

  • We strongly recommend not parking in the garage unless you have a small car. Should there be cars opposite, this can be a little tricky so please do be careful. Should you need to park elsewhere, there is on road parking but there are locations that are 'permit only' so keep an eye out for these so you don't park there
  • Please note that the location is hilly
  • Please note that dogs are not allowed in the property under any circumstances due to the dangers of being on the edge as the name suggests.
We provide a complimentary starter supply of essentials including toilet rolls, washing-up liquid and hand soap to help you settle in. If you’re staying longer than a few days, or prefer to have extras to hand, we recommend bringing along additional supplies for your self-catering stay.

Parking Information

There is one parking space in the garage for a small car only should you wish to use this during your stay. Turning in and out of the garage can be difficult, especially if cars are parked opposite, so street parking is often the easiest option.

If you choose not to park down Beacon Road, a trolly is provided in the garage for you to load and unload your luggage.

Fabulous place - very peaceful, comfortable and well equipped. Fantastic views of the river and out to sea, great to enjoy the sun mornings and evenings on the Kingswear side. Parking no major problem, very useful trolley provided to wheel the luggage from the car. Highly recommended, definite 5 stars. Hope to be book again as soon as next year’s dates are released.

We would give this property a 5* rating. It's position is the crowning glory as the views are just breathtaking in both sun and rain! We found the property clean, well stocked and organised. Having tea, coffee and milk provided on arrival was very much appreciated as was the welcome bottle of Sharpham's wine and shortbread biscuits. We had a small car so the garage parking was a bonus as was the free street parking for our friends who joined us (they also had a small car so access down Beacon Road wasn't a problem). The property is also in a very lovely quiet spot so you can enjoy the views and natural wildlife in peace.

Thanks for the email. We had a lovely week stay at The Edge. The property was excellent for our needs and I would happily give it 5 star. The views from the balcony's are lovely and we enjoyed a morning cup of tea watching the boats head out to sea. There was a lovely spot just down from the house that we could launch our paddle board from or catch some crabs We didn't attempt to access the house with the car down the lane (it is extremely narrow), instead choosing to park further up the hill and walk down to the house which was absolutely fine.

Tremendous credit to the owners, cleaners and management staff for providing such a wonderful experience, the place was immaculate when we arrived. The Edge has a position second to none, in looking over the Dart Estuary, with views to the Channel as well, every minute of every day produced a different image, movement or point of interest, watching boats, canoes, rowers go about their business. You could literally do that all day and evening, the sun is on the property from early morning till well after 6pm in July, while Dartmouth loses the sun, Kingswear gains it full on in the pm/evening.

A little gem by The Dart. Always something to watch on the river. Easy access via Lower Ferry to Dartmouth with plethora of good restaurants. Good walking to both Greenway and Colesdon Fishacre although south west coast path can be up and down! Lots of things to see and do for the week. We will return!

We had a lovely stay, thank you. The advice given concerning the narrowness of the vehicular through-route (along Beacon Road) requires full attention. But, the jewel in the crown of this property is the wonderful outside area, affording amazing views over the River Dart. The soothing and calm experience of simply sitting in the sun and watching the world go by is the perfect anti-stress quality that The Edge offers. Not only is the view superb, the property`s two riverside balconies were sheltered from wind and exceptionally secluded and private. We highly recommend The Edge.

The setting for the property is outstanding. The design of the property maximises the views, for sure. It’s incredibly tranquil there and yet there is always something to watch on the water. Four cruise ships arriving and departing was something of a bonus! Kingswear and Dartmouth are fabulous places for walking and we maximised our time there doing just that returning each early evening to enjoy the peace and stunning scenery.

The Edge was a wonderful place to spend a week. We found it to be very clean and well looked after with lovely White Company toiletries and towels and even a welcome bottle of wine and chocolates, also logs were left for us to use for the log burner which were very welcome when it got a bit chilly. The view is so beautiful and always something to see with various boats going past and even saw a seal. We had a fabulous relaxing stay and will definitely like to come back. Thank you!

How to get to Dartmouth Dartmouth is in a stunning location...sitting at the mouth of the River Dart in the heart of the South Hams and surrounded by steep wooded hillsides. But believe it or not, getting there isn't too tricky. Devon has excellent transport connections to the rest of the country, and you'll soon be sipping fizz Dartmouth’s bars or dining alfresco on its many wonderful restaurants on the embankment. Flying to Dartmouth Fly into Exeter or Bristol airports. You can fly into Exeter from Newcastle, Edinburgh, Glasgow, Guernsey, Dublin, Belfast  City, Jersey, Isles of Scilly and numerous European cities. Pick up a hire car at Exeter Airport and drive to Dartmouth, about 45 miles away. Arrive at Bristol airport (108 miles away) and pick up a hire car or get the train from Bristol to Totnes, then get a short taxi to Dartmouth. Driving to Dartmouth Dartmouth is easy to reach by road, with both the M5 and A30 bringing you to Exeter ready to link to the A38 which runs between Exeter and Plymouth. It's an easy journey whether you're driving down from Wales, the Midlands or the North and a straightforward trip from the M25 and M3 and joining the A303 which takes you past Stonehenge. Once on the A38 towards Plymouth, take the Totnes slip road onto the A384. After Totnes follow the A381/A3122 to Dartmouth. The drive from London will take around 4.5 hours depending on traffic and from Bristol, around 2 hours.  Dartmouth by train Totnes is the nearest railway station, it has regular trains from Birmingham, London Paddington, the North and Wales. Your journey will take just over 3 hours from London Paddington.  It’s easy to pick up a taxi at Totnes station, then it’s about a 30-minute ride to Dartmouth… you can of even catch the ferry from Totnes for a relaxing trip along the River Dart to Dartmouth.  Dartmouth taxi numbers If you’re taking the train, it’s sometimes hard to grab a cab at the station especially if you’re travelling with young children and lots of bags. By the time you’re at the taxi rank you may find the cabs have all been taken! We recommend booking your taxi in advance to be sure can get to your luxury holiday cottage quickly.
