The Moorings Overview

Set high above the tranquil waters of the Kingsbridge estuary, The Moorings is a soul-soothing sanctuary where coastal charm meets understated luxury. With panoramic views that shift with the tides and skies, this contemporary haven invites slow mornings, barefoot sunsets, and al fresco evenings shared over local seafood and laughter.

Inside, the interiors are carefully chosen to evoke relaxation — soft linens, driftwood hues, and expansive windows that frame the ever-changing water like artwork. Whether you're curled up by the fire with a book or hosting friends and family in the open-plan living space, the estuary is always your backdrop.

At the heart of this home, lies a light-filled, open-plan living space where thoughtful design meets relaxed luxury. The kitchen is a dream for entertainers and slow-breakfast lingerers alike — all sleek lines, stone countertops, and state-of-the-art appliances, with everything at hand to prepare anything from beach picnics to celebratory dinners.

A generous kitchen invites conversations over coffee or cocktails, while the opening doors to the terrace blur the boundary between inside and out, letting the breeze drift in as you cook. The dining area flows effortlessly from the kitchen, with a large wooden table for eight, perfectly placed to soak in estuary views from sunrise to twilight.

Beyond, the lounge beckons with deep, sink-in sofas and the gentle flicker of the wood burner on cooler nights. Whether you're sharing a meal, reading by the fire, or simply watching the tides roll in through the wraparound windows, every corner of this open-plan sanctuary invites you to slow down, breathe deep, and feel at home by the water.

Downstairs the bedrooms are calm, cocoon-like spaces designed for deep rest after a busy day exploring this stunning coastline. Each one is individually styled with soft linens, and soothing coastal hues, echoing the tranquillity of the estuary just beyond the glass. Spacious private bedrooms for all your friends and family. The Lower floor room opens up directly on to the terrace, only steps for a private dip in the hot tub outside.

The master suite is the crown jewel — a light-drenched retreat where luxury meets stillness. As you enter, a cosy reading area awaits, complete with a plush armchair and a stack of well-loved books, perfectly positioned to pause and unwind before retreating to bed. Beyond, the bedroom opens up to sweeping views of the water, best enjoyed with morning coffee from the comfort of this superking-size bed. The en suite bathroom is a private space to recharge — featuring a walk-in rainfall shower and warm, fluffy towels.

Step outside and choose your perch: the house offers not one, but three terraces, each thoughtfully designed to soak up the sun or the stars. Sink into the bubbling hot tub with a glass of something cold as herons drift past, or stretch out on a lounger with only the breeze for company.

Stepping from the open plan living area, a generous dining terrace takes centre stage, where a large table invites sun-dappled lunches and slow, laughter-filled suppers beneath the open sky. Here, a barbecue stands ready for summer feasts — grilled seafood, garden herbs, and local wine shared as the estuary shimmers below. For those moments when only indulgence will do, a private chef can be arranged to transform the finest local produce into a bespoke feast — whether it’s a candlelit celebratory dinner inside with estuary views, or a languid summer banquet served alfresco beneath the stars. From fresh local seafood to slow-roasted Devon lamb, every dish is crafted to celebrate the flavours of the coast, leaving you free to simply sit back and savour the experience.

For those feeling a little bit more energetic take advantage of the private gym - a private Pilates instructor is also available on request.

Wander a little further along the garden and you’ll find another sunset terrace, a more secluded nook dressed with deep-cushioned outdoor sofas and soft throws. As the day melts into evening, this is the spot for golden hour apéritifs and stories told under glowing skies — where the only interruption is the call of a Curlew or the soft clink of ice in a glass.

With its rare blend of seclusion, space and convenient location with sweeping water views, The Moorings is the kind of place you’ll never want to leave — and one you’ll always remember together.

The setting is idyllic, the house is extremely well appointed, views to die for, gorgeous furniture inside and out, huge TV (my daughter particularly loved that!) and of course the hot tub. It felt like pure luxury everywhere but also had a lived in feel too which is hard to create. We felt truly relaxed and able to unwind after a tough six months.

We couldn’t have asked for a better setting than Moorings in Kingsbridge for our team retreat. From the moment we arrived, it was clear this was something special – sleek, stylish, and effortlessly welcoming. The balcony became our go-to spot – morning coffees watching the river gently shift with the tide, and golden-hour chats with glasses in hand, wrapped in soft throws as the sun slipped behind the hills. Having access to the gym was a real treat – the perfect way to clear our heads between sessions, especially after long lazy lunches at The Crabshell nearby. But the true highlight? The private chef.

Things To Do In Kingsbridge

Kingsbridge Travel

How to get to Kingsbridge Kingsbridge is a beautiful Devon town in a stunning location, sitting at the head of the Salcombe estuary (actually a ria) this charming market town is loved by locals and visitors alike - and it just keeps giving! Think independent local shops, great deli cafes, award-winning restaurants and the beautiful quay with its moorings, popular with stand-up paddleboarders. The town has regular monthly Farmers’ markets, arts and crafts markets in the town hall and some newly emerging antique shops. So, you’ve booked your luxury holiday home with Finest Stays and are considering how to get to Kingsbridge, here’s a quick rundown of Kingsbridge travel. Flying to Kingsbridge Fly into Exeter or Bristol airports; You can fly into Exeter from Newcastle, Edinburgh, Glasgow, Guernsey, Dublin, Belfast  City, Jersey, Isles of Scilly and numerous European cities. Pick up a hire car and drive to Kingsbridge, about 45 miles. Arrive at Bristol airport (108 miles) and pick up a hire car or get the train from Bristol to Totnes then get a taxi to Kingsbridge or hop on the 164 bus.    Driving to Kingsbridge Travelling from Wales, Midlands and the North, drive down to Exeter on the M5. From London, you can either come along the M4 and join the M5 at Bristol or take the M3/A303/A30 route and join the M5 at Exeter. The M5 converges into the A38 where you take the right-hand lane for Haldon Hill. Kingsbridge is easily accessed from this dual carriageway which links Plymouth and Exeter. Continue along the road with the slopes of Dartmoor on your right until you reach signs for Totnes and Kingsbridge, the slip road to your left takes you onto the A384. You don’t drive through Totnes town (but worth a visit during your stay), instead follow the A381 signposted for Dartmouth and Kingsbridge. The drive from Bristol will take a couple of hours and from London around 4.5 hours depending on traffic.   Kingsbridge by Train Totnes is just 13 miles from Kingsbridge and it’s the nearest railway station with regular trains running from London Paddington, the North, Wales and Birmingham. The journey time from Bristol is 2 hours and it’s a swift 3 hours(or thereabouts) from London Paddington. On arriving at Totnes station you can pick up a taxi, the fare is around £26 and it’s about a half an hour ride to Kingsbridge. Taxi Numbers During busy times we recommend pre-booking your cab as the taxi rank at Totnes can get quite busy with travellers waiting for their onward journey.
